Durability of Liquid Roof Coatings

Liquid Roof is a liquid elastometric copolymer rubber coating that has excellent elongation, tensile strength, UV resistance and durability. Cures to a hard white or light gray rubber heat reflecting coating!
The material factors that influence durability are complex and related to the chemical composition of the liquid constituents, the thickness of the system as well as the type and density of the reinforcement. Central to the long-term success of liquid-applied waterproofing systems is preparation of the substrate and achieving the required membrane thickness.
Typically, manufacturers only guarantee their products when applied by approved and trained installers. This is not surprising as standards of application by squeegee, roller, brush or spray are very demanding; layers are measured to tenths of a millimetre and avoidance of air holes is essential. The weather conditions in which the liquid is laid are critical as are the times between application of coats.

Other key durability issues include:

* Ensuring the substrate construction and condition is free from material which may impair the bond, create thin spots or penetrations in the coating.
* Provision for moisture removal of damp substrates.
* Ensuring there are no point loads on the roof.
* Specifying a system suited to the expected traffic load.
* Appropriate detailing at edges, verges, upstands, outlets, movement joints and day joints.


Liquid-applied coating that forms the waterproofing layer of an inverted roof should not require replacement during the life of the building, provided it is fully protected from ultra-violet radiation and extreme temperature variations by a loading layer above it.

By increasing the longevity of roof materials by using cool coatings, organizations can avoid a substantial amount of roofing waste. There are an estimated 11 million tons of asphalt roofing waste going into landfills every year. Using liquid roof coatings can greatly increase the life of existing roof materials (particularly roof coatings) and reduce the amount of torn-off roofing waste going into landfills. The roofing waste that remains can be recycled into road mixes using existing processes already operating.

During a home inspection, roof leaks are typically discovered by my direct observations and then confirmed by utilizing moisture meters on the sheathing below. But if I detect a moist area and the roof sheathing is not visible from below (such as a finished cathedral ceiling or a ceiling below a living area) the exact area of the leak can not be determined. Most homeowners have the misconception that moisture stains are caused from leaks that are directly above a wet area. It’s just not true in most situations. On gable roofs, some leaks occur at the ridge line area and cling to the rafters for quite a distance until it finally drips onto the ceiling below. In order for anyone to locate the exact area of the leak, the damaged ceiling must first be removed. This removal is necessary in order to “visualize” the exact intrusion point at the underside of the roof sheathing. Now before any of the ceilings can be removed, all the furniture must be removed from below the affected area. Then the floor must be protected from the falling debris and possibly requiring a scaffold system. All of this can cost hundreds and even thousands of dollars! Infrared Thermography is an invaluable non-destructive and non-contact tool that can detect and pinpoint hidden roof leaks without even damaging the interior or exterior surfaces. Then once I pinpoint the problem area, minimum surface areas can be removed in order to make the necessary repairs.
I prefer to perform all exterior roof inspections in the early evening hours. In order to perform the infrared inspection correctly, I require solar heating of a hot sunny day to heat up the roof surface. Then in the early evening (after the sun goes down), the roof starts to cool allowing my infrared camera to be able to detect obvious thermal differences if there are any moisture intrusions within the roof surface. Thermal properties of water are very unique (high thermal capacity), allowing water to be thermally observed on the surface and on the underside of roofing materials. If water is actively seeping into the cavity of a roof surface, the dry roof insulation will cool much faster than the soggy wet roof insulation, making it possible for me to observe the thermal differences.

Liquid roof is a true EPDM rubber and is available in liquid form only. In fact it is the liquid version of single ply EPDM membrane, one can say, Liquid EPDM. High-strength elastic roofing and sealing material consisting of at least one bonded fabric layer of organic material, optionally at least one further bonded fabric or bonded-fabric material layer of inorganic material, and a coating of bitumen on both sides, where the bonded fabric layer(s) is (are) impregnated with the bitumen, and where the bonded fabric of organic material has a certain area weight and a certain residual deformation after previous elongation. Ensure roof tiles are clean and dry prior to application of roof sealer. Apply roof sealer with a sprayer unit, brush or roller. The first application must be applied to the surface and allowed to dry past tacky prior to applying the second coat. Avoid application in strong, direct sunlight - do not apply if rain is likely within 4 hours of application.

RV Roof Leaks and Holes Repairing

Once you have found the source of the leak, you’ll need to patch it up as soon as possible to prevent any more damage. For holes that are bigger than one inch in diameter, it is usually best to use a piece of aluminium sheeting to cover it with. To do this, you need to cut out a piece of the sheeting that is larger than the hole in the roof. Make sure you have plenty of bearing so that you can cover the hole completely. Secure the aluminium sheet to the roof, over the hole, with self taping screws that can be driven straight into the roof. Then, to seal the sheet so it’s watertight, use a putty tape around the edges or some kind of non-hardening putty, making sure there are no gaps left at the edges of the sheet at all.

Smaller sized holes can be fixed more easily, using a sticky aluminium tape, for example Peel N Seal repairing tape. Simply clear all debris away from the hole, clean the surface where you are going to stick the tape, and finally seal the hole, making sure the tape is stuck down very firmly and there are no gaps visible.

Things to Know before Maintenance of your Metal Roof

Before undertaking any maintenance we recommend that you consult a roofing expert about all the safety precautions you should take before climbing onto the roof.

The following steps should be followed carefully when it comes to carrying out metal roof maintenance work:

1. Do not allow different kinds of metal to be touching one another. When different metals touch, chemical reactions can occur and cause the metal to corrode.
2. Be vigilant and make sure the paintwork is always touched up. This will help to prevent rust.
3. As soon as you spot a hole or an open seam, repair it immediately, do not delay!
4. Smaller holes can be covered with either roofing cement, or else the EternaBond tape that was discussed previously. Large holes need to be patched and soldered into place with the same kind of metal as the roof is made from.
5. Any screws that you use must be of the same kind of metal as the roof.
6. When screwing plates or sheets into place, make sure you always use a washer, and install the screw into a raised area rather than low areas as this can lead to water pooling and eventual leaks.
7. Use only non-corrosive metal flux with steel roofs. For copper roofs, acid flux is best.

These are the tools necessary for carrying out metal roofing repairs:

• Galvanized metal
• Screws of the same type of metal as the roof
• Roof coatings such as PVDF
• A putty knife
• Butyl tape or EternaBond tape
• Roofers caulk
• Wire brush
• Snips

Steps to take when patching a hole:

1. Firstly, clean the area around the hole thoroughly, washing away all dust.
2. Cut a good sized piece of galvanized metal that covers the hole easily. You should have a bearing of 2 or 3 inches over the edge of the hole.
3. Tape the galvanized metal sheet into place with the butyl tape.
4. Screw the sheet into the roof, spacing the screws out every 2-3 inches.
5. Seal the edges of the sheet and around the screws with caulk.
6. Finally, cover the new patch with PVDF roof coating.

Technical Data and Physical Properties of Liquid Rubber


When we talk about the nature of EPDM Liquid Rubber the slow curing and non polar nature of the EPDM Liquid Rubber give it a tremendous and outstanding surface wetting properties. EPDM Liquid Rubber can’t only be used to fill cracks crevices but will produce an even film penetrating even the smallest cracks and irregularities.
