Spring Roof Maintenance

Spring is here and what better time to inspect your roof. Why? Your roof is exposed to the elements 365 days of the year so over time the beatings it takes can really add up to some substantial damage. It’s a good practice to inspect your roof yearly. Check all the vents and flashing. The caulk used to seal around their edges has a tendency to dry and crack which can cause serious leaks if not fixed. These need to be recaulked when this happens.

Also, check any valleys and gutters for leaves and debris buildup. This buildup can cause water to pool and could cause the surrounding wood to rot. You should check for missing shingles, scraped shingles, or overhanging tree limbs that could potentially damage the roof.

The best way to prevent big damage and losses in your house from storm’s, is to upkeep any potential problem areas. And from an insurance standpoint, this is very important, because most losses that are a result of maintenance issues will not be covered.
What to look for and what to fix
· Inspect gutters for separations, rust or cracks
· Broken or worse missing tiles or shingles
· Look for any ponding issues
· Has anything fallen on the roof over the winter that might have damaged that section of the roof
· Give your roof a proper power wash and anti-fungicide if you live under trees or areas with very little light and high moisture.
· Consider applying a waterproof sealer
· Depending on your roofs age a protective coating such as Liquid Rubber will add years to its life

I have a particular problem I hope someone can help with.

I have a concrete deck covering my garage. I have a couple small cracks and when I get rain, I get drips into my shop/garage. I'm looking for a waterproof, UV resistant (full Colorado sunshine on the deck), coating that will stand up to moderate deck traffic. The liquid Rubber product looks ideal, but it specifically mentions not for use in foot-traffic areas. None of the other products I've looked at have the same characteristics as Liquid Rubber.
Got suggestions?

It will certainly take foot traffic. we do not suggest using it for heavily traffic areas since it will eventually scratch if you have porch furniture, grills etc on it
